The City of Eau Claire's Zoning Ordinances establishes land use and building requirements for property within the City to meet the objectives of the Comprehensive Plan. Eau Claire is divided into zoning districts that have regulations governing the use of property, location of buildings, size of buildings, the size of yards and open spaces, parking and other site improvements.
The Century Code Update project marks the 100th year anniversary of zoning in the city. Eau Claire’s first zoning code and accompanying districts were adopted in 1923. Then, in 1952 the Code was overhauled and many of the dimensional lot standards and use separations that remain today were established. The last major overhaul was in 1990. Many changes have occurred in the years since then, making it necessary for ordinances to change as well. The regulations contain standards that are outdated, difficult to administer, and not user-friendly.
The Century Code Update will provide a “user-friendly,” easy-to-read document all users can understand and interpret, including residents, staff, developers, and elected and appointed officials. It will integrate graphics, illustrations, and tables to clarify regulations and standards, allowing regulations to be applied and enforced fairly and consistently. When finished, the Zoning Code will help to streamline the development review process, making both beneficial redevelopment and innovative approaches to land use easier and more straightforward.
In this phase of the project, the City of Eau Claire is seeking input on what residents, business owners, and other stakeholders would like to see in the new plan.
